  ACCOMMODATION
Originally, Kate's Croft comprised of a small two roomed croft house and barn. At some time in the 1960's, when the area was supplied with water from the local reservoir, the ground floor bathroom was added. Around this time dormer windows were added to give two bedrooms in the loft space, and at some point a solid fuel range was installed in the kitchen.
The house was de-crofted and sold to the current owner in 2004. Since that time the house has slowly developed, with the installation of mains electricity and central heating, the addition of a porch/boot room and single bedroom to the house, and conversion of the adjoining barn, to create the comfortable retreat that you will enjoy. The renovation has been done sympathetically to the traditional style of the building, and it retains it's rustic charm, and all of the rooms provide spectacular views of the surrounding countryside.
Oil for heating and hot water, electricity and an initial supply of firewood are included in the price. Additional firewood can be purchased locally if required. All bedding, linen and towels are provided.
  LIVING ROOM

This room started out as the kitchen and scullery in the original part of the house. The two rooms were combined, and then used as the main living room after the barn conversion was completed.

The large wood burning stove makes this room the perfect cosy place to relax with friends and family, with a TV and DVD player and a selection of books for you to enjoy. The stove also feeds the hot water and heating throughout the house, supplementing the oil central heating.
SNUG
During renovation work, a tiled fire surround was removed to reveal the original stone fireplace, nestled in this is a small wood burner that really does make this room snug.
With throws and cushions, make yourself comfortable; listen to some music, read a book or play a game, and truly unwind.
KITCHEN
The snug leads through to the large kitchen diner, which is on the ground floor of the converted barn. With a range style electric cooker and good selection of kitchen gadgets, the chef of the family should feel right at home. The fridge freezer is on hand to store the catch of the day, and the whole family can gather around the large kitchen table at meal times. There is even a dishwasher to help make clearing up easy, after all who wants to spend their holiday washing dishes?
There is a washing machine for your use, invaluable after a day at the beach with the kids.
FAMILY BATHROOM
Located on the ground floor, the bathroom was added to the front of the house in the 1960's. Why not relax in a hot bath after a day walking the hills?
There is also an electric shower over the bath if you have a busy day planned, or need to wash the sand out the children's hair.
  MASTER BEDROOM
Accessed by separate stairs from the kitchen, this luxurious space has a spectacular view of the Moray Firth. Located in the old hay loft, French doors provide access to a decked area behind the house where you can enjoy the morning sun, or if you are lucky a great view of the Northern Lights.
There is a double bed, drawers and hanging rail, as well as a comfy rocking chair where you can enjoy a little bit of me-time.The room also has an en-suite shower room.

 GARDEN
There is a small enclosed garden to the front of the house, and a picnic bench on the hard standing to the side, a prime spot for taking in the stunning views. From here, steps lead up to a small decked area behind the house which can also be accessed from the master bedroom. This is the best site for watching the Northern Lights if you are lucky enough to see them.
CHILDREN, PETS AND SMOKING
 
We are totally child friendly; the wide open spaces with very little traffic are brilliant for kids to explore to their hearts content. For smaller children we can provide a travel cot, high chair and fire surround on request, but at present we do not have any safety gates for the stairs.
We are happy to accommodate pets, please be mindful that the surrounding area is worked croft land, and ensure that any dogs are kept under control. 
We ask that you do not smoke in the house.
